Here is an example deal that I recently did:

Here are the basics:

  • Purchase a property for $80,000
  • Rehab the property for  $14,000
  • Borrow $120,000 to pay for property, rehab, and operating cash.
  • The after repaired value of the property was $174,000
  • We signed a lease with option to buy for $1295 per month and 2 year option at $174,000.  

Now for some details:   When evaluating the property, we knew the local rental rates, comparable home values, rehab estimate, and recent bank rates and terms.   We borrowed more than usual on this property, but we knew the rental income would cover the payments. This deal provided us over $20,000 in cash right after closing, and another $50,000 in home equity! Many more properties like this are available, give me a call when you are ready to get started.
