For almost 12 years I worked as a Mechanical Engineer. Given today’s shaky economy, I realized I could no longer count solely on traditional 401K type of investments. I always had an interest in real estate, especially after reading “Rich Dad, Poor Dad” by Robert Kiyosaki, but did not know how to put it to action. In 2001, a friend and I “rehabbed and flipped” a property. We pulled equity out of our own homes, did all of the rehab work ourselves, listed it through an agent (that we randomly picked from the phone book) and did make a fairly nice return. Now, while I thought that was a home run, I have come to realize that I could make the same amount of money, AND earn positive cash flow from renting, while building equity. Except this time, NOT lifting a finger and letting the pros do the rehab work!
While the real estate market has corrected and many of us have lost equity in our homes, I have found a way to turn lemons into lemonade. Some home prices have actually come down to levels that support positive cash flowing investments in real estate without an initial investment. The trick is finding the right properties and then knowing how to manage them after you get them. To ease the learning of these lessons, I partnered with another interested investor. We spent nearly a year bidding on homes with good offers and solid financing. But cash buyers, whose offers were usually lower than ours, usually outbid us! This was where Robert Anthony Real Estate came in.
It was shortly thereafter, that we met Josh Blank of Robert Anthony Real Estate who focused only on investment real estate. Not only did he have the cash to get the best deals, the rehab crews to make necessary repairs, and the leasing agents to perform proper tenant screening, but he also had the experience to lend a hand when questions came up. Since then, we have successfully purchased many properties through Josh.
After years of buying with him, I have decided to join his company as a Realtor to make this opportunity available to others. While a Realtor’s license provides me more tools to market and manage my own investments, it also allows me to work with investors of all skill levels. As a Realtor, my goal is to help friends, family, and others that want to invest in real estate, but do not know where or how to start.
